Updated monthly, straight from the MLS. Last updated: October 13, 2026, with September 2026 numbers.
Real numbers for the actual 8,000-acre Big Canoe community — not a zip code, not a school district, not whatever boundary a national portal happens to be using. Pulled directly from FMLS, the MLS covering this market, filtered to the Big Canoe subdivision.
| September 2026 | August 2026 | |
|---|---|---|
| Median sale price | $595,000 | $695,000 |
| Days on market | 53 | 42 |
| Active listings | 116 | 117 |
| Homes sold this month | 17 | 21 |
| List-to-sale ratio | 96.7% | 97.2% |
| Months of supply | 9.0 | 8.7 |
Recent months can shift slightly as late sales are recorded. Both columns were pulled from FMLS on October 13, 2026.
What these mean, in plain terms:
- Median sale price — half of homes sold for more, half for less. This is what buyers actually paid, not what sellers asked for.
- Days on market — the median: half of the homes that sold went under contract faster than this, half slower.
- Active listings — how many homes were for sale in Big Canoe that month.
- Homes sold this month — closings, not new listings.
- List-to-sale ratio — the sale price as a percentage of the final asking price. Below 100% means homes are generally selling for a bit less than asking.
- Months of supply — at the current sales pace, how long it would take to sell through everything on the market. Under about 4 months is usually called a seller’s market; well above that, like Big Canoe’s current 9.0, is a buyer’s market.
Also worth knowing if you’re budgeting: POA dues are $415/month, plus a one-time $5,000 Capital Contribution fee due at purchase. Neither shows up in the price above.
